Wheatland County adjusts property boundary to accommodate existing structures

A recent Wheatland County subdivision decision shows how existing buildings can play a role in determining where new property boundaries are drawn.

During a Municipal Planning Commission meeting, councillors considered subdivision application SD 2026-007 involving land near the Rocky View County boundary, northeast of Range Road 270 and Township Road 232.

The application proposed creating two 5.36-hectare parcels, while also adjusting a boundary involving one of the new lots and the remaining agricultural land.

“The boundary adjustment is intended to accommodate existing structures on lot one,” a member of the county’s planning and development staff told the commission.

Rather than establishing the new boundary without regard to what was already built on the property, the subdivision layout took the location of those existing structures into account.

The two proposed lots were already developed with private water and wastewater systems, while the two larger remainder parcels were undeveloped and intended to continue being used for agriculture.

County operations also reviewed access to the properties. One unused approach to lot one was required to be removed while existing approaches would continue providing access to the other parcels.

As part of the subdivision process, the application was circulated to external agencies, county departments and neighbouring landowners for 30 days.

Administration reported that it received no responses from adjacent landowners. County staff recommended approval of the subdivision subject to seven conditions, and members of the Municipal Planning Commission approved the application.

The decision provides a practical example of how existing development can be considered when land is subdivided. In this case, the location of structures already on the property was specifically identified as the reason for adjusting the proposed boundary.

The application was approved without debate or opposition from the commission.
